Application Fee/ Application Deposit:
Applicant must pay a non-refundable Application Fee of $60.00. Applicant/ Co-Applicant must pay the amount equal to one month's rent as a deposit. The deposit must be paid and the Lease signed within (2) days of receiving the drafted lease document.
Obligation to Enter into Lease Agreement:
If this application is approved and Applicant fails to rent the dwelling unit, the Landlord shall be entitled to retain the Deposit.
The applicant shall be responsible for insurance coverage for Applicant's personal property and shall add Agent as an additional insured party to Applicant's insurance.

To help ensure all of our residents understand our pet and animal-related policies, we require everyone to complete a third-party screening and review process. This process ensures we have formalized pet and animal-related policy acknowledgments and accurate pet/animal records. There is a $20 fee per household pet screening Pet Profile and is a separate charge from the rental application fee. If the Lease Agreement will be guaranteed by a third party, a separate application must accompany this application. Each Guarantor must pay a non-refundable Application Fee.
Unless otherwise agreed in writing, the Applicant accepts the property in its current condition. Applicant should execute whatever due diligence he deems necessary with respect to the information on the Dwelling unit, including without limitation, mold, lead-based paint, pests or insects, and any sex offenders.

To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references. You will also be asked to provide information on your monthly income, and please note that most properties require that applicant's combined gross income is at least three (3) times the monthly rent amount.
Applicant certifies that the information contained in the Application is true and correct to the best of the Applicant's knowledge. Applicant authorizes Agent to conduct a complete investigation of all information provided within the Residential Lease Application. Applicant acknowledges that they have personally filled in or reviewed all information contained with the Application.
