I Just Signed a Property Management Agreement... What's Next?

Now that the property management agreement has been signed, it’s time for our team to get to work! Prior to listing your home for rent, there are some important details we need to take care of including information on how to access the home, photos and general information about the property. Making sure we know how to access the home is step one. Is there a security system, gated community, or special building entry system in place?  This information is crucial for us as we begin to set up showings and assist with any last minute maintenance or cleaning that needs to be done. Additionally, we need three sets of keys and any garage remotes, parking passes, building codes, etc. and, it’s best if we have these upfront.  Two sets of keys for the new tenants and one for the property management company.

We’ve found that homes rent faster and to more qualified tenants when professionally cleaned and updated. If you have questions about whether your property is in Rent Ready condition, please let us know, and we’ll send you a copy of our Rent Ready Checklist!  Additionally, we have preferred vendors standing by who can assist with cleaning and/or handyman repairs to help make your property stand out to prospective tenants.

After all the relevant information has been gathered, we’ll schedule a time to install a lockbox, take photos and post your home on many different websites, including Zillow and MLS. Once ready to list, we’ll send you a copy of the listing.  There is no one who knows this property better than you - so if there’s something you’d like to see added in the listing description, please let us know!

Moving forward, we will touch base with you by phone each Monday throughout the leasing period. You will receive a calendar invite for our weekly call which will last approximately 5 to 10 minutes and will cover information including: the number of inquiries, showings and any relevant feedback received that week. If the phone meeting is missed, we’ll be sure to send an email containing the same information.  You will be notified of pending applications regardless of how qualified the applicant is. We will definitely let you know if an applicant meets our stringent requirements and will make a recommendation to commence with a formal approval and lease drafting. Once the lease is fully executed it will be uploaded to your owner portal for your records.
